General terms and conditions of business

By completing the booking process, you confirm that you have read and understood the terms and conditions below, as well as that you accept them and acknowledge their full legal validity.

1. Price

All prices listed on the website include VAT. Please note that a local tax came into effect on January 1, 2014, and is NOT included in the prices shown. The local tax must be paid directly to the establishment on-site.

2. Data protection

By completing your booking, you consent to the use of your data in accordance with the terms and conditions linked here. Please also refer to the linked page for your rights regarding data processing. You are not permitted to distribute, use with subpages of websites, duplicate, extract, republish, upload, and/or reproduce any content or information available on our website for commercial or competitive purposes.

3. Payment methods

The payment methods used will be displayed during the booking process.

4. Cancellations by the guest

The following cancellation policy applies in accordance with Article 1382 of the Swiss Civil Code:
Should anything come up, please inform us in a timely manner. Cancellation sounds unpleasant, and it's just as unpleasant for you as it is for us. It's a shame if our vacation apartment remains unoccupied even though others would have liked to stay.
 

According to Article 1382 of the Swiss Civil Code, you can cancel your reservation without incurring a cancellation fee up to 56 days before your arrival date.

• Cancellations between the 55th and 30th day before arrival: 50% of the agreed total price.

• Cancellations between the 29th and 8th day before arrival: 80% of the agreed total price.

• Cancellations within 7 days of arrival, in case of no-show, or early departure, we will charge 100% of the total price.

To limit your losses, we recommend taking out travel cancellation insurance.

Trip cancellation insurance
We recommend that you purchase "Roter Hahn Cancellation Protection" when booking your stay. This will cover cancellation fees, allowing you to look forward to your vacation without worry. You can find more information about costs and how to purchase travel cancellation insurance here.

Wir empfehlen Ihnen, gleich mit der Buchung Ihres Aufenthalts den „Roter Hahn-Stornoschutz“ abzuschließen. Dadurch können die Stornogebühren abgedeckt werden und Sie können sich ganz ungetrübt auf Ihren Urlaub freuen. Booking confirmation

To secure your booking, we ask you to transfer a deposit or provide a valid credit card (number and expiration date). Please check with us first to confirm availability for your desired dates. The amount of the deposit will be determined individually.

 

Check-In/Check-Out

The apartment will be available from 2:00 PM on the day of arrival. Our check-in time is from 2:00 PM to 6:00 PM.

We ask that you let us know your approximate arrival time in advance and notify us 30 minutes before arrival so that someone will be there to greet you immediately.

If you cannot make it within this time frame, please let us know in advance, as we may charge a late check-in fee of €40.00.

Please have a valid ID for all guests ready for registration. If you do not have a valid ID, we unfortunately cannot accommodate you.

On the day of departure, we ask that you leave the apartment clean until 10:00 AM. If you use the kitchen, please leave it clean, otherwise we will charge a final cleaning fee of €50.00

Consumer protection

The guest is expressly informed of the legal provisions of Articles 45-67 of the Italian Consumer Protection Code, Legislative Decree 206/2005.

5. Disclaimer

The accommodation provider is liable exclusively for direct damages incurred by the guest due to the accommodation provider's failure to fulfill its obligations related to its own activities. In any case, the accommodation provider's liability is limited to the total price of the booking to which the liability claim relates.

6. Miscellaneous

These Terms and Conditions and the provision of our services are governed by and construed in accordance with Italian law. Any disputes arising out of or in connection with these Terms and Conditions and our services shall be subject to the exclusive jurisdiction of Bolzano, Italy. If any provision of this agreement is or becomes invalid, all other provisions applicable to the contracting parties shall remain unaffected. For problems with online purchases, you can attempt to reach an out-of-court settlement through this portal: webgate.ec.europa.eu.

You can only use this service if you live in the EU and the merchant is established in the EU.
